Even before the Coronavirus outbreak online teaching was a good proposition.  Now it is positively flourishing.

If you can teach any subject which would normally be taught in a school or college, then you could be offering your services online.   Teachers are saught for every discipline and standard, so it doesn’t matter if you are good at teaching GCSE maths but not A level.  You can concentrate on the demographic and discipline which suits you.

This is a money for time proposition, in that you will only be paid for lessons you deliver.  When starting off you could expect to earn £25-50 per hour.  This can rise if you teach a less common or igher level subject.

The best way to start is to register with one of the online teaching sites and you can get going within a few days.

Air BnB

AirBnB is essentially a room letting service provided through a website.

Home and property owners put their properties onto the website, set their desired rental rate, availability, upload some pictures and then wait to see if anybody wishes to rent their accommodation.

The property owners must take responsibility for their own properties and will receive online feedback, available for all to see, on the standard of their property.

This is a sweat your assets side income opportunity.

Rental rates on AirBnB are normally lower than hotel rates and so the possible return will not be massive, but it may create a significant side income while you continue to work or pursue your normal activities.

Become a Landlord

There are an estimated 2 million landlords in the UK and 48 million in the USA.

If you have property you could be a landlord, providing accommodation for people to live in or for businesses to use for commercial reasons.

While there may be a lot of work required initially to set up your property, this can very quickly become a passive source of income for you. The size of that income obviously depends on type of property and location.

There are legal requirements of landlords. It is possible to pick up some of this up online, but you will probably save time and money, and avoid costly mistakes and liabilities, by investing in training from property professionals.

Be a Celebrant

A celebrant is a person who performs and officiates formal ceremonies, and whilst commonly seen at weddings they can also conduct other services like renewals, baby naming and funeral rites.

This is a time for money proposition and celebrants in the UK can earn £250 per event. In Australia it can be up to $600 per event.

You do not need formal qualifications to become a celebrant though training may help your career prospects. There are different courses you can do with private training providers and through organisations like Humanists UK.

Be a Tour Guide or Tour Leader

There are two types of tour guide, those who travel with groups to different places around the world and local tour guides. In this section we will only deal with local tour guides.

This is a time for money prospect and can be part time, seasonal or full time employment. Pay is close to the minimum wage but can be augmented by tips from clients.

Build and Run a Website

There are two sides to this job. The first is offering yourself as a website builder. Given the changes in software over the last decade, it is possible to build websites without having to understand coding.

Website builders charge approximately £250 per hour and may take a couple of hours to build a good looking, but relatively simple website.

Once a site has been built there can be ongoing income for maintaining and updating it. In addition you can arrange to host the site on a number of different hosting locations and receive a monthly income of approximately £10. At this stage you may be developing a passive income.

There are plenty of books and websites, including YouTube, which will guide you on how to build a site. This can get you started but our experience is that attending a focussed two or three day course makes a massive difference and will help you rapidly grow beyond building basic sites.

Teach a Musical Instrument

If you are skilled on any musical instrument then you could make money from teaching.

This is primarily a money for time proposition but could be developed to provide online tuition through film hosting sites like YouTube or Vimeo.

In the USA teachers can earn between $30-120 per hour depending upon the level being taught and instrument.

In the UK teachers earn on average £25-35 per our.

Be a Voice Over Artist

Everyday you will be listening to the work of a large number of voice over artists, be it on TV, computer games, audio books or any other source.

There is a great need for more voice over artists and like acting, businesses need every style of voice, accent and sound. You may have the tones the market needs.

This is a job which can be done from your home and is a money for time prospect, but sometimes good money for little time.

When you start as a voice over artist you will generally be paid minimal amounts for voicing any specific job. Depending upon your skill and range this can increase to relatively significant amounts of money for sometimes short periods of work.

Once you are more established you may get an agent, but to start out you can advertise yourself on platforms like Fiverr and Upwork.

You will need to invest in a microphone and recording equipment to start off with, but as with all such jobs you don’t need to start with the very expensive equipment. Your initial investment need not be much more than £100 or $140 assuming you have a lap top

Matched Betting

Before you go straight to the next one, you should know that Matched Betting is not gambling. It is the legal process you can follow to make a profit from a sports event by utilising technology to spot odds differences between bookmakers and betting exchanges.

It is a money for time proposition, in that you need to physically act to make it work. You can, however, earn significantly more than the minimum hourly wage. Some can earn between £3-6,000 per annum from approximately 30 minutes per day.

Flip a Property

Flipping a property means buying one at or below market value, doing some work on it to renovate the property and then sell it on, with the intention of making a profit.

You can potentially make a lot of money on this, just watch Homes under the Hammer in the UK or Flip Men in the US.

Depending upon your approach this may be a time for money proposition or a single shot investment.

You will need a source of money to get you going, to get control of the property and to cover any renovation costs.

As attractive, and sometimes simple, as it looks on television, Flipping properties can be fraught with risk and we recommend that you get advice at least, and preferably training from experts. Book Keeping

With many hundreds of thousands of small companies, businesses and sole traders existing in most countries, there comes the need for legal book keeping.

If you are qualified and currently do other things, then you could provide your book keeping services on a part time or limited basis. You will be offering to solve an unavoidable business need without breaking the bank.

While you won’t be able to charge a full commercial rate you will be able to charge an appropriate professional rate based on the volume and type of work you commit to.

This is, therefore, a relatively well rewarded time for money proposition.

To get started you will need to be qualified and then need some means of advertising your skills and services to clients. This need not be a full website as you presumably will not, initially at least, be looking to create a full time business.

Local and national websites can be easily found and used to advertise yourself on.

Affiliate Sales

You are going to talk to many many people who will tell you that you need your own product and unique selling proposition, USP. Without that, they say, you will fail.

Affiliate sales is the complete opposite. It is where you sell other people’s products. They have gone to the effort of all R&D, manufacturing the product and the provision of all after sales care. You just need to sell it.

How does that work? Just think about Tesco, Walmart, Sainsburys, and Amazon. They have all made fortunes from selling other people’s products.

Once you have set up your online selling platform you will only need to spend maintenance and updating time on it. The beauty is that it can sell, and make you money, while you sleep, have a shower, go on holiday.

The amount of money you make will be proportionate to the product you sell. For smaller low cost items you may need to sell reasonable quantities to make good money. If it’s power boats then you probably only need to sell a few.

It is highly possible that you could generate £2,000-3,000 per month on affiliate sales.

Affiliate, sometimes called Partner or Associate, sales work through the product owner giving you a % of whatever sales you make.

Be a Virtual Assistant

A Virtual Assistant or VA is a person who provides services to an individual or business from a remote location, often their home. This is generally a time for cash side income proposition.

It doesn’t matter where you are based. If you are organised, have good access to the internet, are cyber secure and can guarantee your availability for the hours you offer then this is a good proposition, allowing you great flexibility around those hours.

In the UK the average rate for a VA is around £25+ an hour and between $30 and $60 an hour in the States dependant on expertise and experience.

Be a Handyman

Handymen, and Handywomen, are needed in every community, bridging the gap between people who either cannot or will not do any DIY through to needing a team of builders for a major project.

This is again a time for money side income proposition and your level of income will depend upon your skill base and clients. You should expect to earn £25+ in the UK and $30-60 in the US.

The type of work you can take on is limitless going from tidying up yards and sites, through joinery, basic plumbing, electrical work, painting and decorating through to larger repairs.

There is no need for any web presence and word of mouth and local advertising can be sufficient to get you started.

Be a Handyman

Be a Home Help

With an ageing population, there has never been a greater requirement for Home Help. The Coronavirus Outbreak has reinforced that message a thousand times.

Generally a Home Help will get employed to literally help around the house when a person has limited capacity to do the work themselves, but does not require a carer.

This is locally based work and is paid on a time for money basis, often just above minimum wage. As with many of these jobs you will need to factor in travel and any additional costs.

The scope of work involved will vary by client and needs to be clarified in advance.

People involved in this type of work generally place local adverts to get themselves going and rely on word of mouth referrals thereafter.

Children's Party Entertainer

There is a big market for Children’s Party Entertainers across every age group.

This is a money for time proposition where you can charge either a flat fee or a per child fee which means a good entertainer can earn £150+ per hour.

You will need appropriate skills, which can be learned, and appropriate vetting clearances.

Initially you will need to market yourself locally or through an agency. Once you have got going, word of mouth advertising may well fill your time.

Become an Energy Performance Assessor

If you are interested in property in any way then, in the UK, you can become a qualified Energy Performance Certificate Assessor. These are required by every property being marketed and must be renewed every ten years.

This is a time for money proposition where you can earn £50 per job, which may take only 30 minutes on site, followed by any write up.

There are a number of organisations which can train and qualify you such as Energy Trust. It is possible to train online or through a three day course, the likely cost of which will be £1,100+.

Create Online Courses

If you have a skill which other people want then you can build an online course to teach it. With courses ranging from normal school subjects, through musical instruments to make up and how to speak in public, the online training marketplace is very attractive.

Once you have built and set up your course it is possible that it will become a steady passive income earner for you over years. We know of some social media trainers who earn 5 figure monthly incomes from course content they built five years ago.

You will need an online presence, somewhere to host it and an automated marketing system in pace.

Unless you are the next JK Rowling, there is not likely to be much direct profit in writing your own book, but the spin off opportunities are huge.

Let’s assume you intend to self publish, it need not take more than 3-4 months and again does not need to break your own bank.

If you are considering writing a book our experience is that getting coaching or training from an individual means you are more likely to finish the book, rather than relying on any, albeit good online advice. Do both.

Local businesses are always likely to want to put out flyers for their service, be it fast food, gardening etc.

Flyer distribution is a time consuming activity paid by the number of flyers posted rather than time taken.

It does, however, offer flexible working, suits part-time employment and if you are looking for an active lifestyle, will help you to stay fit. 

We have met people who specifically took on flyer distribution roles to help them regain fitness and meet more people.

Look for adverts in local shops and online and give the business a call.

Like building websites, creating Chatbots can be a great way to build clients which will continue to use your services.

Chatbots are a great way for a business to reach out to potential clients and, bizarelly appear more human.  Critically it allows them to capture contact details and build their potential client lists, which is a great part of your sell.

This is a money for time proposition but can be well paid.  You can charge clients up to £2,000 for each chatbot you design and build.  This could equate to £400 per hour, depending upon how skilled you are at building the bots.

You can learn how to build a chatbot quite quickly.  Online courses are one to two days and there are some good tutorial films from sites like ManyChat.com.

Once you have got a client, you will need to allocate at least two hours to work with them to identify what flow, and questions, they want you to construct.  This will be vital, otherwise your build will be confused and not achieve what you have offered.

If the client asks you to manage the chatbot on an ongoing basis you will be able to make an additional monthly charge depending upon the scope of what you agree.

Foreign Exchange Trading, FOREX, is often mentioned as a potential side hustle.  In nearly the same breath, it is immediately dismissed by many people as being too risky, too complex, and only the preserve of big banks.

That belief is wrong.  FOREX is a viable side income earner for many people.  It just needs to be de-mystified.

Myth 1:  Trading is way too risky.

This is wrong.  It will be risky, like mountain climbing, for anybody who does not know what they are doing.  When you learn the controls which you can utilise to minimise your risk, then you will appreciate that it is probably no more risky than many of your current activities.

Myth 2:  Brokers are out for you.

Wrong again.  Whatever success you have, you will only be a small micro percentage of the $5trillion which is traded daily.  Brokers want your business.  You are their lifeline and not their death sentence.

Myth 3:  If you’re going to trade you need to do it full time.

Myth 5:  You need to understand everything that’s going on otherwise it’s just gambling.

Certainly, if you have no awareness of what is going on then you are gambling.  You can, however, pay monthly subscriptions for information feeds which will provided you with a sufficient real time data and information to allow you to trade.
